Our company is the pioneer of serviced apartments in Japan since 1974. We have since then specialized in facility planning, serviced apartment designing and operating serviced apartments.
Our vast knowledge enables us to propose the ideal serviced apartments either from scratch or renovating an existing property into a high income serviced apartment.

Our Services

Serviced apartment consulting and design direction (free service). We would like to start the initial consultation free of charge (in person or online, roughly 1~2 hours).

Serviced Apartment consulting service (paid service)

    ◆ A) Serviced apartment project research and analysis.

    1.Market research.

    Area research (analysis of the area).

    2.Research of other serviced apartments in the area.

    Research of demand and supply of other serviced apartments in the area (details of
    property, occupancy rate).

    3.Project validity

    Suggestions of over all plan and concept (suggestions of the category, positioning, target,room constitution, pricing, and affiliated facilities will be based on the information obtained in the research of 1. and 2.).

     ◇ Research period

    After the business consignment, we will hold a debriefing session approximately in 1month. (negotiable).

     ◇ Pricing

    After the initial consultation, we will create an estimation of the costs based on the volume of research and content.

    ◆ B) Research and business income / expenditure

    1.Market research

    Area research (analysis of the area).

    Research of the demand of long term stay serviced apartments (includes in person interviews, online and offline questionnaires to assumed target customers.)

    2.Research of other serviced apartments in the common area

    Research of demand of other serviced apartments (property details and occupancy rates).

    Case studies of other serviced apartments (property details, base of operation, guest type,monthly occupancy rate, duration of stay, purpose of stay, percentage of foreign and domestic guests, ADR, RevPAR and unit price per tsubo).

    3.Project validity

    Suggestions of over all plan and concept (suggestions of the category, positioning, target,room constitution, pricing, and affiliated facilities will be based on the information obtained in the research of 1. and 2.).

    4.Project income and expenditure

    Proposal of business income and expenditure (based on research analysis of 1. ~ 3. we will propose the business income and expenditures).

     ◇ Research duration

    After the business consignment, we will hold a debriefing session approximately in 2months (negotiable).

    A report of the research will be created and submitted separately.

     ◇ Pricing

    The price will be quoted based on work load.

    ◆ C) Support of establishment and design direction

    1.We will attend meetings until the serviced apartment opens.

    2.We will formulate the business income and expenditures along with creating a schedule until the opening date.

    3.Establish a marketing plan.

    4.Product planning.

    5.Advice of the basics of operating a serviced apartment.

    6.Education / training of human resources.

    7.Full support until opening.

    8.Full support after opening.

     ◇ Duration of support

    We will support you from the beginning of the project until a certain period after opening (negotiable).
